Olive Street

This efficient and easy-to-build three-bedroom residence fits on an urban lot with an existing residence. Its minimal footprint maximizes daylighting, views, ventilation, privacy, and outdoor spaces for each of the residences. The placement of the new two-story building defines private garden areas for both residences. The new home is formed of two joined rectangular volumes that are slightly shifted both horizontally and vertically. In plan, the resulting notched ends provide private sheltered outdoor patios and added windows. In section, the resulting lower north roof allows for ample daylight and ventilation via clerestory windows. Timber-framed covered balconies on the second floor link the indoors with the outdoors.

The compact footprint conserves urban green space and lends itself to streamlined and efficient construction. Multiple north-facing clerestories maximize daylighting and natural ventilation. Centrally-placed mechanical equipment and plumbing fixtures allow for accessible, consolidated ducting and plumbing.
